How much will you pay for my house?
It depends on the condition, the location, and what comparable homes nearby have recently sold for. We are not the highest number you will ever hear — a fully renovated house listed for 60 days will usually fetch more on the open market. What we offer is certainty: a cash price with no fees, no repairs, no financing risk, and a closing date you choose. We walk you through exactly how we arrived at the number so you can compare it honestly against listing.
Are there any fees or commissions?
No. There is no agent commission, no listing fee, and we cover standard closing costs. The number we agree on is the number you receive at closing.
Do I need to clean or repair anything?
No. Take what you want to keep and leave the rest — furniture, appliances, anything in the garage. We handle the clear-out and every repair after closing.
How fast can you actually close?
As quickly as seven days once title is clear, because we pay cash and there is no lender underwriting the deal. If you need longer — to find your next place, to finish the school year — we will close on whatever date works for you.
Is the offer really no-obligation?
Yes. You can take the offer, sit on it, use it as a benchmark against an agent, or walk away. There is no cost and no pressure either way.
What kinds of properties do you buy?
Single-family homes, condos, townhouses, duplexes and small multi-family — occupied, vacant, tenant-occupied, or mid-renovation. We also buy land: vacant residential lots, infill parcels and property on acreage, including the ones a conventional lender will not touch. We are based in the East Bay and buy across six Northern California counties, and we also buy in Nevada and Southern California. The full buy box, including what we pass on, is on the investors page.
Do you really buy vacant land, or just houses?
Land as well. A vacant lot is often harder to sell on the open market than a run-down house — most buyers need financing, and lenders are far more cautious about raw land, so parcels sit for months. We pay cash, which takes the financing problem off the table. What we need to know is the parcel number, whether it has legal access, and what utilities are at or near the boundary. If it turns out the land is worth more than we can pay, we will tell you that too.
What if I still have a mortgage on the house?
That is completely normal. The remaining loan balance is paid off out of the sale proceeds at closing, and you receive the difference. Title takes care of it.
Who are you, exactly?
Hinge Properties is an East Bay company that does three things: we buy houses that need work and renovate them with our own funds, we manage rental property for owners who want to keep theirs, and occasionally we assign a contract to another investor when they are a better buyer for it than we are. We are not agents and we are not listing your home.
Will you buy my house yourselves, or sell the contract to someone else?
Most of the time we buy it ourselves and renovate it — that is the main business. Occasionally a property suits another investor better than it suits us, and in that case we assign the contract to them and they complete the purchase on the terms you already agreed. Either way you are told which one it is before you sign, in writing, and the price you agreed does not change. If you would rather we could not assign it at all, ask and we will write the contract that way.
